NACA is developing new construction, offering beautifully designed, factory-built homes. These homes are both affordable and designed to meet the highest quality standards. The various NACA home designs are made to blend in with the existing communities by including porches, multiple stories, garages, etc. These affordable homes utilize innovative materials and building techniques, such as modular, panelized, and other building types that are tornado and hurricane resistant, far exceeding the HUD and applicable state code.
The NACA Home can be built on a lot purchased through a city’s One-Dollar Program, purchased by NACA, or owned or purchased by a Member. The Member then uses NACA’s Best in America Mortgage, which can also include a Member’s Housing Choice Voucher (i.e., Section 8) for the mortgage payment.
How is this possible:
- No land cost:
City sells the vacant property to the homebuyer for $1
Savings: $5,000 to $50,000
- No developer overhead or profit:
Savings: 25% – 50% of the property cost
- Low-cost, high-quality, factory-built modular housing:
Savings: 10% – 20% of the building cost (e.g., $85 per square foot)
- Reduced utility costs using structured, insulated panel construction:
Savings: 75% of monthly utility costs
Example:
Purchase price: $115,000
- Structure: Three bedroom and two bath 1,200 square foot
- Land: One-Dollar Homeownership Program
- Developer Fee & Profit: None
- Building cost: $85 per square foot
- Foundation and site preparation: $15,000
- Mortgage Payment with NACA’s Best in America Mortgage: $750
- Utility Costs: 75% monthly reduction
The mortgage payment is likely lower than what the Member previously paid in rent, and becomes even more affordable with government assistance.
